Rockhaven Proposes Multiple New Intown Townhome Projects

Two new residential developments proposed.

Atlanta-based Rockhaven Homes is proposing a 25-unit townhome development at the corner of Cliff Valley Way and Briarcliff Road.  The 2.1 acre development, with a max density of 12 units per acre, would replace four existing single family homes, two on Cliff Valley, two on Briarcliff.  This density would seem to be especially unfit for the relatively small area and already congested corridor.  

Rockhaven also seeks to construct 45 single-family attached townhomes in Doraville.  The firm would like to replace two existing homes on McElroy Road with 45 single-family townhomes. The two existing properties total 3.9 acres, which translates to a density of 11.54 units per acre under plans of the redevelopment.  The subject property is located on the east side of McElroy Road, approximately 100 feet north of the intersection of McElroy Road and North DeKalb Drive at 3797 and 3805 McElroy Road.  

In both cases, the developer is asking to rezone property from R-85 (Residential Medium Lot) District to MR-1 (Medium Density Residential - 1).

Rockhaven is not new to redeveloping existing residential lots.  The firm, which constructs both single family homes and townhomes, has completed and or is working on a number of new projects in and around metro Atlanta.  

Rockhaven previously developed Winfair, a community of five single family homes on Briarcliff Road near LaVista Road as well as Berkeley Oaks, a seven single family home development on Berkeley Lane, just off North Druid Hills Road. 

In Buckhead, Rockhaven Homes previously purchased six single family homes on Moores Mill road for the construction of twelve new homes.  The developer, which purchased the properties (1734,1742,1748,1754,1762,1770 Moores Mill Road) last year, sold the as yet unredeveloped land to a different developer earlier this year.  Rockhaven had planned for "Enclave at Peachtree Battle" to feature "a private cul-de-sac of 12 individually crafted luxury single-family homes" from $1 million+.  

The new owner, Jim Chapman, is now calling the project "The Homestead at Fort Peachtree," plans for twelve homes from the $800s.  Engel & Völkers Buckhead Atlanta, who handles listings for Rockhaven, also handles listings for Jim Chapman, and is marketing the new project. A source claims construction could begin by the end of the year. 

Also in Buckhead, between Phipps Plaza and Lenox Square at 3491 E. Roxboro Road, Roxboro Parc, a nine unit "luxury townhome" project, was to be built by Rockhaven but seems to have been abandoned. The nearly one acre property is currently home to a single house.  The project is not currently displayed on the Rockhaven website and no one seems to know its current status.  

In Brookhaven, Rockhaven is building Park Chase, a 26 home development between E. Roxboro and North Druid Hills Roads, which also replaced a number of older homes.  

Rockhaven also replaced two smaller homes on Briarwood Road in Brookhaven with two larger far more expensive homes.
